Quacks and Two Strategic Wars in Nigerian FM Industry



Structural failure, carelessness, poor workmanship, poor supervision, poor materials and quackery have been reported as causes of building collapse in Nigeria. Out of these causes, quackery has been found as the main cause of building failures since 1977. Infoprations has equally discovered that quacks are prevalent in the construction and the real estate industry because of the high income derivable from the industry.
Since companies in the FM industry maintain and manage built environment, Infoprations believes that quacks remain a significant threat to the cost saving approach and offering of value-added solutions. With the high prevalence of quacks in FM solutions such as Heating, Ventilation and Air Conditioning, cleaning among others, cost reduction narrative of FM companies and offering of value added solutions are being threatened, establishing price and value wars.  

The Battles of Price and Value

As long as the quacks decide to gain market share, lower prices would be initiated to undercut companies with value-added solutions in the industry. This is a price war that needs strategic solutions from the players and professionals. By 2019, the price war would be severe on the key players’ market share. Quacks would take advantage of Nigerians’ understanding of the need to maintain critical and soft facilities. This understanding is expected to be driven by the Association of Facility Management Practitioners’ intensive advocacy and awareness campaigns during the year.
From 2019, the industry would be active for the quacks in cities without the presence of the key players. In cities like Ibadan, quacks would emerge in large number and capture value from residential and small businesses that would develop interest in various FM solutions. The lack of the required skills and knowledge to solve varied problems on facilities would lead to low quality solutions delivery and significant consequences on the users of the facilities.

How FM Companies Can Win the Wars

FM companies and associations need to develop a strong intelligence gathering system for the identification of the quacks in cities and towns. Beyond this, risks in process, people and technology of sustainable value co-creation and sharing framework must be removed. Winning the war of value will also depend on the extent to which companies in the industry improve quality of their solutions. Infoprations believes that clients would not patronise the quacks when FM companies deliver what they promised within acceptable prices.
